We took a $252K house and more than doubled its value by making significant improvements, including building an addition. We also dramatically lowered the home’s heating expense while making it more comfortable.
Basnett Plumbing, Heating & AC installed a Viessmann natural gas heat system at the same time we installed radiant heating on half the basement floor with foam board insulation underneath. We replaced the garage door that opened under the house with a slider door with a .132 U value. We also insulated the walls and ceiling in the basement with 12 inches of cellulose insulation.
The Amazing Results
The thermostat is kept at 69 in the basement and 64 upstairs and the house is toasty warm. The natural gas bill in March was $129 for heat, hot water and stove. In January, the coldest month of the year, the bill was $184. The house used 5,900,000 gas heat therms in March 2022 (the therm number on the bill is multiplied by 100,000 to get the actual number). 7,800,000 therms were used in March 2021. Before we started this 5-year home project, the house was using 18,600,000 therms! That means we’ve reduced its carbon footprint as well.
The high-quality heating system, insulation and door were a big investment but so worth it given the huge energy savings for years to come, which will give us a return on our investment in only a few years.
